Dear Springdale Neighbors, I want to thank everyone who attended last week's Annual HOA Meeting. There was a lot of great discussion and ideas about the future of our neighborhood. I would like to recap some of those now so please read this email in it's entirety. First, a motion was made to increase annual dues to $125. This motion was unanimously supported at the meeting however there were not enough households represented for a quorum to vote. You can vote by proxy in favor or against a dues increase by responding to this email by Friday November 23rd. The reason why this increase was requested is because dues have not been increased in over ten years, meanwhile services and utility bills have continued to increase. In order to maintain a zero budget and not use reserve funds, this is a needed increase. Also, there are a couple of items that are needed next year above and beyond the normal year's expenses. Second, the items mentioned above are necessary for the health of our common areas but not without considerable expense. As many of you have noticed, the large oak tree at the non-stoplight O'Neal entrance has a large rotted area at it's base. Upon examination by two seperate arborists, it is recommended that this tree be removed. Three estimates have been given for this work averaging $2800. Also, it has been recommended that an aeration system be installed in the lake to help add oxygen to the water for the fish and increase flow so there is less stagnant water and algae collecting in corners. This system would be unobtrusive and a huge benefit to the overall health of the lake. While information and estimates are still being gathered, it looks like cost will be around $2000. As you can see, these two items alone could take up any increased dues collection next year. Third, the new hard copy Springdale Directories are here and will be delivered by your Block Captains. Unfortunately, there are many openings for block captains that need to be filled and I will send a seperate email asking for volunteers for these positions so that we can get directories in your hands as soon as possible. Last, I want to sincerely thank Travis Crane, outgoing VP, and Stacie Ilkani, outgoing Secretary, for their hard work and effort over the past two years volunteering to serve on the HOA board. On the other side of that, I would like to welcome our new board members, incoming VP, Andrew Wilkinson and incoming Secretary, Andrew Caruana. These gentlemen are relatively new to the neighborhood and eager to meet new neighbors as well as serve on the board. Please take time to get to know them. Again, thank you to all who attended the meeting to voice their opinions and present ideas all in an effort to keep Springdale beautiful and a great place to live. I look forward to receiving your votes for a dues increase soon. If you have any questions, please do not hesitate to contact me. I hope all of you have a Happy Thanksgiving and a Merry Christmas. Respectfully, Paul Nani President - Springdale Estates HOA 919.xxx.xxxx paulnani@yahoo.com
